Permitted Development (PD) Rights In the UK, many single-storey extensions fall under Permitted Development rights, meaning you do not need full planning permission. Under the current 2026 guidelines, you can typically build a single-storey rear extension up to:


  • 4 metres (or up to 8m with Prior Approval) for a detached house.

  • 3 metres (or up to 6m with Prior Approval) for a semi-detached or terraced house.

  • The maximum height must not exceed 4 metres (or 3 metres at the eaves if within 2 metres of a boundary).


When is Full Planning Permission Required? If your design exceeds PD limits, involves a double-storey addition, or alters the principal elevation (the front of your house), you will need to submit a full planning application to the local authority (such as Bath and North East Somerset Council or Bristol City Council).

Local Expertise Note: Bath is a UNESCO World Heritage City, and many homes here and in Bristol are located within Conservation Areas or are Listed Buildings. In these areas, Permitted Development rights are often restricted (known as an Article 4 direction), making full planning permission and sympathetic design—such as matching traditional Bath stone or specific brickwork—absolutely essential.

You will need to serve formal notice to your neighbours before work begins. It is always best to discuss your plans with them early on to keep relations friendly and avoid project delays.


5. The Build Process: Step-by-Step


Once designs are drawn up and permissions are in place, the exciting part begins. Here is what you can expect during the construction phase with Mc Construction:


  1. Site Setup & Groundworks: We secure the site and begin excavating the foundations. Depending on the soil type and structural engineer calculations, concrete is poured to form a solid base. We also install the necessary below-ground drainage.

  2. The Superstructure: The walls begin to go up. We install damp proof courses (DPCs) and erect the blockwork and facing bricks or stone. Structural steel beams (RSJs) are lifted into place to support the existing house and create open-plan areas.

  3. Roofing & Weatherproofing: The roof structure is built, insulated, and covered (whether pitched with tiles or flat with a modern EPDM/fibreglass system). Windows, roof lights, and bi-fold doors are fitted to make the extension watertight.

  4. First Fix: With the shell secure, plumbers and electricians arrive to install the hidden pipework and wiring into the stud walls and ceiling voids.

  5. Plastering & Drying: Plasterboard is fitted, and our expert plasterers skim the walls and ceilings to create a smooth, flawless finish. We then allow the plaster to dry thoroughly.
